Home Prep Guide

My goal is to make your home look its VERY best in order to WOW buyers and attract offers. This is a guide to help your shoot go smoothly and safely. I will be photographing both the inside and outside of your home. I will photograph all of the major rooms. I do not usually photograph the garage unless it has special features. If you have special features of your home that are not obvious, please let me know so they can be included in the shoot.

It is critical that the home is prepared for the shoot before I arrive. Please be prepared to be out of sight during the shoot, as people are not allowed in photos by MSL rules.

 

Exterior

  • Remove vehicles from driveways.

  • Do not park directly in front of house.

  • If possible, have outdoor windows cleaned.

  • Remove/hide all garden tools including hoses and sprinklers

  • Mow and rake yard and sweep driveways, porch, and sidewalks.

  • Ensure pet waste is removed from yard.

  • Move garbage cans out of sight.

  • Vacuum/clean pool and pool area. (If applicable)

  • Clean and turn on any water features.

  • Clean/dust patio furniture.

  • Remove For Sale sign.

Kitchen

  • Remove photos, notes, magnets, etc from refrigerator.

  • De-clutter countertops and remove day-to-day utensils.

  • Remove all items from sink.

  • Straighten stools and chairs.

  • Remove garbage can.

Twilight Prep (if applicable)

Twilight shoots operate in a very narrow window of time, so it’s especially important the home is prepared in advance for these type of shoots.

  • All lights turned on.

  • All window coverings open.

  • Spa covers removed, clean, and lights on. (If applicable.)

  • Pool cleaned and lights on. (If applicable).

  • Water features turned on.

Interior

  • Contain pets out of sight and hide pet bowls, toys, litter boxes, etc.

  • Open all shades/blinds. Clean all windows.

  • Hide garbage cans.

  • Turn on all lights. Replace any broken bulbs.

  • Turn ceiling fans off.

  • Hide children’s toys out of sight.

  • De-clutter all rooms. Remove excess papers, magazines, etc.

  • Make all beds and tidy bedrooms. Put away clothing.

  • Straighten dining room chairs.

  • Conceal all cords and remotes.Unplug if needed. (Except lamps)

  • Hide portable fans.

  • Clear entryways.

Bathrooms

  • De-clutter countertops.

  • Toilet seats down.

  • Remove rugs.

  • Remove garbage cans, cleaning brushes, etc.

  • Replace with full toilet paper rolls.
